Cottonwood Shores is a small city on the south bank of the Colorado River, just below the Lake LBJ dam, incorporated around 1987. It sits on Lake Marble Falls rather than Lake LBJ directly, which puts it at a different, generally more approachable price point than its lake-town neighbors while still keeping you a few minutes from Marble Falls.
A Small, Steadily Growing City
Cottonwood Shores has grown from 548 residents in 1990 to 877 by 2000 to 1,403 at the 2020 Census, with current estimates closer to 1,800, which reflects slow, steady growth rather than a boom, which has kept it from feeling overbuilt.
Two Boat Ramps, Two Lakes
An underrated fact about Cottonwood Shores: it has public boat ramp access to both Lake Marble Falls and Lake LBJ, since it sits right where the two connect below the dam. That’s genuinely useful if you want flexibility between the two lakes rather than committing to one.
Neighborhoods and Parks
Castle Terrace is the city’s established deed-restricted subdivision, but it’s not the only named neighborhood here. Scarlet Oaks and Driftwood are older, informally governed pockets of smaller homes on wooded or small lots, and Castle Mountain Estates is a hilltop, large-acreage area on the west side of town with lake views. Outside of Castle Terrace, most of Cottonwood Shores has little to no HOA structure. The city also maintains Nature Preserve Park and a Civic Center/Community Park with a splash pad.

Cottonwood Shores is served by Marble Falls Independent School District.
